For a client seeking more than 150 m² in the city centre, this means one thing: the open market is no longer where the answer lies.</div><h4  class="t-redactor__h4">A shortage the statistics don’t show</h4><div class="t-redactor__text">In Śródmieście, Powiśle or Stary Mokotów, new development is rare — most often the result of townhouse revitalisation. The lack of development land in these locations is structural, not cyclical. It is a phenomenon that will not disappear with a shift in interest rates.</div><div class="t-redactor__text">The consequence is predictable: owners of exceptional properties have no reason to compete for attention on portals. Transactions are moving into a closed circuit, where access is determined not by advertising budget, but by network.</div><h4  class="t-redactor__h4">The price of privacy</h4><div class="t-redactor__text">For an owner, publishing a listing means disclosing wealth, address and intent. In a segment where most transactions are financed from personal capital, and buyers are often publicly recognisable, discretion ceases to be a preference — it becomes a condition.</div><div class="t-redactor__text">The buyer profile has changed as well. Today’s purchaser focuses less on the aesthetics of a property on the day of acquisition, and more on its potential over a five-year horizon: the developer’s track record, the coherence of the resident community, and genuine exit liquidity. The vacancy rate fell to 8.5%, and rents for prime offices exceeded EUR 30 per square metre per month. The second quarter was particularly active, accounting for 70% of the half-year’s demand.</div><h4  class="t-redactor__h4">One city, two speeds</h4><div class="t-redactor__text">The average, however, conceals reality. In central zones, vacancy stands at 4.8%; outside the centre, 11.8%. It is a difference that fundamentally alters negotiating position depending on the address.</div><div class="t-redactor__text">The cause lies on the supply side. In the first half of the year the market gained 45,210 m² of new space, but ongoing modernisations and redevelopments reduced stock by more than 70,000 m² since January. The balance is negative. By the end of 2026, just 3,900 m² is scheduled for delivery, within a single building.</div><h4  class="t-redactor__h4">Large floorplates are the hardest to find</h4><div class="t-redactor__text">Availability of space above 5,000 m² remains exceptionally limited, significantly reducing options for relocation and expansion. This is visible in the transaction structure: renegotiations accounted for 48% of demand, new leases 46%. Some companies are staying put not because they are satisfied — but because there is nowhere to move.</div><div class="t-redactor__text">All five transactions above 10,000 m² were finalised in the second quarter. The two largest were renegotiations in central zones.</div><h4  class="t-redactor__h4">What this means for tenants</h4><div class="t-redactor__text">Companies planning a relocation in the 2027–2028 horizon should begin the process earlier than conventional practice would suggest. The average house price in Konstancin-Jeziorna stands at approximately 4.98 million PLN, while the highest residential offerings reach 19.9 million PLN. In spring 2026, the same municipality featured both new 166 m² houses at around 2.5 million PLN and villas at 9.8 million. A nearly fourfold range — at comparable technical specifications.</div><h4  class="t-redactor__h4">What is actually being transacted</h4><div class="t-redactor__text">The answer lies beyond the building. The highest values are achieved by properties in the historic Zone A, associated with the garden-city concept, and in the vicinity of Park Zdrojowy. These are addresses that cannot be recreated — land supply in these areas is closed and will not expand.</div><div class="t-redactor__text">Konstancin remains the most recognisable residential address in the Warsaw agglomeration, further distinguished by its status as the only spa resort in Mazovia. In practice, this means a buyer acquires not so much a house as a position on the map — one that no new development can replicate.</div><h4  class="t-redactor__h4">What genuinely justifies the price</h4><div class="t-redactor__text">The same combination recurs across top-tier offerings: an expansive plot, mature trees, a pool, multiple garages, security, considered architecture. Square footage is a precondition, not an argument. Valuation is determined by the proportion between house and surroundings, the level of privacy and the quality of design — not the number of square metres.</div><h4  class="t-redactor__h4">What the listing doesn’t show</h4><div class="t-redactor__text">Spa resort status carries consequences worth understanding before a transaction. Properties in Konstancin are subject to restrictions arising from spa protection regulations, and some are additionally under conservation supervision. This affects extension possibilities, the scope of permissible alterations and maintenance costs. These are not obstacles, but conditions to be analysed at the decision stage — not afterwards.</div><h4  class="t-redactor__h4">Perspective</h4><div class="t-redactor__text">The luxury house market outside Warsaw is small, selective and relatively resilient to short-term sentiment — most transactions are financed from personal capital rather than credit. In such an environment, the median holds little informational value.
